When a tenancy comes to an end, there is sometimes a disagreement about the return of the deposit. When there is, it can cause much hardship and inconvenience to both the landlord and the tenant.
The Tenancy Deposit Scheme (TDS) has been introduced to ensure that tenancy deposits are protected and that disputes about their return are resolved quickly, cheaply and fairly.
The Landlord is responsible for the building insurance on the property and, if appropriate, landlords' content but this does not cover Tenants Contents and my not cover accidental damage.
As a condition of the tenancy, to provide protection for the Tenant and the Landlord, it is a requirement that Tenants take out Tenants Contents Insurance and Accidental Damage Insurance.
